Benson Elliot and Cube have brought a significant Guildford office re-development to market and gained consent for a further office on the site.
JLL and Montagu Evans’ office agency teams are advising on the re-development of Building 2, Guildford Business Park on behalf of Benson Elliot Capital Management and Cube Real Estate. The scheme, designed by architect TP Bennett, is due for completion in Q1 2018.
Building 2 will undergo a comprehensive re-development and will result in an 82,000 sq ft office building, encompassing four floors. The partners said the property will have a "strong focus on wellbeing and sustainability and will feature bio-diverse roof areas, a 360 degree terrace, solar panels and dedicated cycle storage".
The property was the UK HQ for Dutch electronics firm Philips which relocated in 2015 to the adjacent Building 3 on the park and was joined by Enstar who acquired the top floor of that building.
In addition to the works at Building 2, Cube and Benson Elliot have secured planning consent for Building 5 a new building on the Park totalling 51,000 sq ft over ground and four upper floors. This scheme is available by way of prelet.
JLL and Montagu Evans have been providing strategic advice on the developments from inception, right from the upfront design stage through to the letting strategy and downstream office agency advice post-completion.
