Hedge End: Final phase begins at thriving Hamilton Park

Construction has just started on the final phase of new industrial and warehouse units at the thriving Hamilton Business Park in Hedge End, Hampshire.

Southampton-based commercial property specialist Lambert Smith Hampton (LSH) is in talks with potential occupiers for the £1.6 million, 24,760 sq ft scheme at Hamilton Business Park, Botley Road, close to Marks & Spencer and Sainsbury at Junction 7 of the M27.

The steel frame is being erected this month, and the space is expected to be ready for occupation in September.

The new development may be offered as one complete unit, or divided into units from 5,325 sq ft depending on the needs of the occupiers.

Hamilton Business Park, which is owned, managed and developed by the Hargreaves Group of Companies, is home to household names including Wickes, Magnet, M&S and Screwfix, along with drinks wholesaler Matthew Clark and floor cleaning machine company Truvox International.

Adrian Whitfield, industrial & logistics director for LSH on the south coast, said: “This is a welcome addition to an established and highly successful business park in a prime location.

“It marks the first new speculative development in Hedge End since Flanders Industrial Park and Wellington Park in the late 1990s, and is the first multi-let industrial opportunity in the wider Southampton area for a decade.

“We believe this new opportunity at Hamilton Business Park will fill a gap in the market for high quality industrial and warehousing space and capitalise on the strong rental growth experienced on older industrial stock in the last five years.”

James Belbin, senior surveyor at Hargreaves, said: “We are very excited to be launching this new development with the support of Lambert Smith Hampton. This investment represents the culmination of many years of development by the Hargreaves Group in the Hedge End area, which first started with the development of Nelson Business Park and six warehouse/industrial units in 1988.

“Once completed, it will take our total holdings across the Hamilton and Nelson estates to 26 units, totalling around 250,000 sq ft of commercial space.”

Hamilton Park is easily accessible from the B3035 Botley Road which links to the M27. It is close to the M3 and A3(M) and just a 15-minute drive from Southampton.

The high quality, open-plan development has features including 8m eaves height, 10% roof lights, 750lbs floor loading and full height loading doors, and each comes with potential for a mezzanine and secure yard with ample dedicated parking.
