The fifth annual South Coast Property Awards recognised the region’s top performers from the commercial and residential property community across 18 award categories. Vail Williams picked up three awards and several companies achieved a double triumph on the night.

Over 350 developers, agents, planners, consultants, property lawyers and dealmakers came out in force at the Hilton at the Ageas Bowl to enjoy the first in-person SCPA ceremony since the Covid-19 pandemic, ably supported by host Marcus Brigstocke. The TV personality, comedian and broadcaster led the entertainment with a hilarious barrage of banter, anecdotes and asides.

The headline sponsor was Amiri Construction and the other sponsors were AECOM, Biscoes Solicitors, Dutton Gregory Solicitors, Highwood Group, Lambert Smith Hampton, Lester Aldridge, MSP Capital and South Coast CPS. CoStar collated data for the judging panel.

Commenting on one of the major challenges the sector has faced over the last year, Richard Thompson, Managing Director of The Business magazine, said: “The move from full remote working has meant a need for flexible, high-quality office space, resulting in significant growth in that market.”

During the evening, £7,000 was raised by the audience for Hannah’s Holiday Homes Appeal. The Waterlooville-based charity provides holiday homes in family parks for families of children with Hodgkin’s disease.

And the South Coast Property Awards winners are…

"We have always been successful in the offices sector, so to pick up an industrial/logistics award as well was particularly rewarding for us. We have had a consistently high share of the offices market and industrial has been a big growth area for us over the last couple of years. We have grown the industrials team and targeted both landlords and developers in that sector. A highlight for us was selling a site in Portsmouth at a record land sale price this year. We're very optimistic that there is a lot of growth in the region." Russell Mogridge, Lead Partner, Vail Williams

Winner: Lambert Smith Hampton

"It has been another exceptional year for us. The market for industrial space continues to drive forward at a pace. There is a shortage of land and pent-up demand, which bodes well for landlords both now and in the future. We have had some great successes, notably Logistics City in Whiteley and Adanac Park in Southampton. We are hugely optimistic about the future with plenty more deals coming down the line." Andy Hodgkinson, Director and Head of Southampton office, Lambert Smith Hampton

• CBRE

• Goadsby

• Hellier Langston

Fast Rising Property Business of the Year

Fast Rising Property Business of the Year - AJC Group
Fast Rising Property Business of the Year - AJC Group

Winner: AJC Group

"Our growth has been a mix of planned and opportunistic development. We had a clear five-year plan that got knocked by Covid-19 but we have made progress by being in the right place at the right time. In the period, we trebled turnover, with around 80% of what we do affordable housing. We started the business with a very clear set of values with integrity at our core and, hopefully, growth should come from this approach. We have worked very hard to bring together a great team of people who we count as friends as well as colleagues. We are now expanding from our base in Poole to south Hampshire and south Wiltshire." David Cracklen, Director, AJC Group

Finalists:

• Kingsbridge Estates

• Paul Basham Associates

• Pegasus Group

• Sillence Hurn

Commercial Landlord of the Year

Commercial Landlord of the Year - University of Southampton Science Park
Commercial Landlord of the Year - University of Southampton Science Park

Winner: University of Southampton Science Park

"Our commitment to the environment and our tenants are important success factors for us. The environmental side has benefited both us as landlords by reducing our carbon footprint and also our tenants – by being as energy efficient as possible we can help them deal with rising energy prices. Tenant welfare is also important because a happy tenant is more likely to stay with us and it is far easier to retain a tenant than get a new one. We work a lot with start-ups and a core thing for us is to make it easier for companies to move around the Park as they grow." Robin Chave, CEO, USSP

Finalists:

• Federated Hermes

• Hargreaves Group

Property Law Firm of the Year

Law Firm of the Year - Dutton Gregory Solicitors
Law Firm of the Year - Dutton Gregory Solicitors

Winner: Dutton Gregory Solicitors

"The fact that we won this award shows we are doing a great job and winning says a lot about us. Achieving record turnover during the period was helped because in the first weeks of the Covid-19 pandemic we realised it was easier to speak directly with decision-makers as their usual 'gate-keepers' weren't there. So, we didn't cancel our business development or marketing activities. We have a strong reputation as a quality brand and this means it is easier to make introductions to potential clients. Our approach is not to say this is what we do but to ask them what they want and how we can help them to deliver it." Paul Sams, Head of Property, Dutton Gregory Solicitors

Finalists:

• Biscoes Solicitors

• Foot Anstey

• Lester Aldridge

• Parker Bullen

• Steele Raymond

Regeneration Project of the Year

Regeneration Project of the Year - Centenary Quay, Savills
Regeneration Project of the Year - Centenary Quay, Savills

Winner: Centenary Quay

"We have worked with Centenary Quay as the planning agent for the last 11 years and are about to start the sixth and final phase of the project. It is creating a legacy and regeneration benefits with synergies between the existing and new communities in the area. The former shipyard site’s dynamics have changed with waterside regeneration, where the priority is to knit the two communities together. The scheme includes 25% affordable homes and facilities like a new library will provide a quality link between old and new." Sarah Beuden, Director, Savills

Finalist: The Waterfront

Business Park of the Year

Business Park of the Year - Lakeside North Harbour, Portsmouth
Business Park of the Year - Lakeside North Harbour, Portsmouth

Winner: Lakeside North Harbour

“We take a positive approach with tenants and are committed to environmental, social and governance priorities. We are installing photovoltaic solar panels sufficient to generate enough electricity for 2,000 homes that will provide around two-thirds of the Park’s electricity needs. We estimate it will be one of the largest of its kind in Europe. This will have a huge positive impact on occupiers’ service costs. As the Park is council-owned we can access central government money, which is really beneficial for undertaking initiatives like this.” Simon Bateman, Asset Manager, Lakeside North Harbour

Finalists:

• Fleets Corner Business Park

• Spring Business Park

• University of Southampton Science Park

Architectural Practice of the Year

Architectural Practice of the Year winner- HGP Architects
Architectural Practice of the Year winner- HGP Architects

Winner: HGP Architects

"Although we are a well-established 60-year-old firm we are also a young practice that invests in its staff. We foster close links with universities in Portsmouth and Southampton, taking on five or six graduates a year and, for the first time, have also taken on a school leaver on an apprenticeship. The firm is known for its waterfront developments, like the Spinnaker Tower, Port Solent and Ocean Village and it is the consistent quality that we achieve on projects which gains us a lot of repeat business." Matthew Williams, Director, HGP Architects

Finalists:

• Boyle & Summers

• MH Architects

• Noviun Architects

• Snug Architects

Residential Development of the Year

Residential Development of the Year - The Old Mansion Site, Highwood Group
Residential Development of the Year - The Old Mansion Site, Highwood Group

Winner: The Old Mansion Site – Highwood Group

"The Old Mansion Site was a fairly exceptional project for us in respect of its historic nature and the route we had to take to get planning permission for the development. We had to understand the history of the site and fully engage with the planners to show we were sympathetic to that history, which included undertaking an archaeological dig to discover the site’s hidden elements." Steve Matthews, Managing Director, Highwood Group

Finalists:

• Brewery House – Ravelin Housing

• Kings Barton – Cala Homes

• Kings House – Rego Property

• Marsh Court Views – Kingswell Buildings

Housebuilder of the Year

Housebuilder of the Year - AJC Group
Housebuilder of the Year - AJC Group

Winner: AJC Group

"One of our significant projects is in Clarendon Road, Westbourne, a conservation area where two blocks of 20 flats are being converted into affordable housing. It is an all-electric scheme that includes air source heat pumps (ASHP). Installing them was partly driven by industry trends and legislation as well as our aim to take a lead on the technology. Fuel poverty is a big issue right now, so we are helping as much as we can. We are now using ASHPs on pretty much every site. The company trebled turnover in the last year has grown from seven to 32 staff, but continues to be very family oriented." David Cracklen, Director, AJC Group

Finalists:

• Cala Homes

• Highwood Group

• Kingswell Buildings

Property Deal of the Year

Property Deal of the Year - Concorde Park, Kingsbridge Estates
Property Deal of the Year - Concorde Park, Kingsbridge Estates

Winner: Kingsbridge Estates, Concorde Park

"We were involved for the full lifecycle of the Concorde Park from the start and taking it all the way through. We start with a business plan, set goals and a target return rate. Creating a profit is the full story of succeeding at what you set out to do, which is what is so rewarding. The project has a strong community focus and we also prioritise sustainability. The project creates jobs in the community on the expanded business site and our transport plan has extended links from the town centre." Paul Butler, Chief Finance Officer, and Rachel  Lackison, Asset Manager, Kingsbridge Estates

Finalists:

• Flude Property Consultants, 1-3 South Street Chichester

• Hargreaves & Higgidy, Shoreham

• Kingsbridge Estates, Concorde Park

Business Park of the Year, Lakeside North Harbour, Portsmouth
Workplace Environment of the Year, Lakeside North Harbour, Portsmouth

Winner: Lakeside North Harbour

“We have three core pillars to how we operate: community, environment and wellbeing. We have a 130-acre site that includes a 19-acre lake, so we have resources in abundance for companies and their employees. We aim to bring occupiers together to talk with each other, cross-sell and make the Park a fun place to work. The workplace has to be fun, especially for companies that are looking to bring people into offices after the Covid-19 lockdowns.” Simon Bateman, Asset Manager, Lakeside North Harbour

Finalists:

• HGP Architects

• Savills (UK)

• University of Southampton Science Park

Sustainable Development of the Year

Stride Treglown winners of Sustainable Development of the Year for Horizon Cruise Terminal
Stride Treglown winners of Sustainable Development of the Year for Horizon Cruise Terminal

Winner: Horizon Cruise Terminal

“It is a testament to Associated British Ports’ confidence in the cruise sector that they embarked on the project at the start of the Covid-19 pandemic and they now have a fantastic building which will help reinforce Southampton’s reputation as the premier cruise destination in the UK and throughout the world. The new facility embodies ABP’s mission to ensure sustainability is core to the future of cruise and its ambition to generate as much of its own power as possible. The new terminal is thought to be the greenest in the UK. The project included shore power connectivity to allow ships to plug into the local power without using their diesel engines which are shut down after berthing. The roof is fitted with 2,000 solar panels and is constructed from glulam timber beams sourced from a sustainably managed European forest. The vision for the Horizon Cruise Terminal was to provide a flagship facility which will set a new industry standard in the UK and internationally.” Ben Jepson, Divisional Director Architect, Stride Treglown

“The development is exceptional because of its special relationship between new and innovative building use, with a historic Southampton location. Thanks to our collaborative client, design team and contractor relationships, this high-quality, sustainable design brilliantly reflects Ocean Infinity’s core values and culture, while providing comfortable, easy-to-use and healthy workspaces where creativity and innovation flourish. The project is truly multi-faceted and we’re very proud it was recognised for its economic, social, community, environmental, political and heritage value, as well as looking great. The development ensures the site maintains a significant role in the next innovative chapter of marine development.” Steve Smith, Associate Director, Boyle & Summers

Young Property Person of the Year

Alison Broderick, Savills winner of Young Property Person of the Year

Winner: Alison Broderick – Savills (UK)

"It was an absolute honour to win. Huge congratulations to all the shortlisted finalists. Important areas at work for me include diversity, inclusion and mentorship. I feel the need to make sure younger people coming up can see that there is diversity here, partly as a woman in the industry and also because I have strong role models in the firm who I can look up to. I love working with people, so it is not a chore for me. I'm also involved in digital developments, including GIS to map areas and conduct site searches. It streamlines that element of the planning process so it is less clunky and provides greater visualisation for clients." Alison Broderick, Savills
